We have 5 years left on our lease. We need rent relief during COVID-19 and changed terms post COVID-19. What do you suggest?

Business needs come before workplace needs. Our approach to lease restructure in the current context is to define the post-COVID business needs, and to determine the post-Covid 19 workplace needs that fit the business needs and risks.  Then to establish what changes are needed to the lease terms to align with post-COVID workplace needs and business risks, and thereafter enter good faith negotiations with the landlord in relation to a lease restructure.  Skillful representation is required to link the COVID-19 rent relief need with the broader restructure objectives, ensuring evidence-based representation that supports the need for lease restructure having regard to ensuring business continuity and tenancy continuity in a post Covid-19 context.
